Here's How We Assist Buyers.....

By Saving Them Money and Time.
The average buyer looks at about 10 homes before writing an offer. We think it’s important to establish a good relationship with a Broker, but many people don’t want to be bothered. They just want to look for themselves.

Do you think they're cheating themselves ?
Were there homes that they overlooked because they had never really done a comprehensive search of the entire MLS ?
Did they ultimately end up writing an offer with a Seller’s Agent who had the interests of the Seller in mind when the offer was written ?
Did they just write a full-price offer, because they didn’t know what else to do?
Or did they lose the perfect house because they didn’t write a full price offer in a highly competitive market ?

By Being Their Broker
In January of 1994, Michigan passed a state law requiring real estate agents to disclose their fiduciary responsibilities or agent status to everyone they work with.

Did you know that a real estate agent in Michigan can be:
A Seller’s Broker.... or
A Buyer’s Broker ?

Who would you, as a buyer, rather deal with ?
An agent representing the Seller ?
Or an agent representing you ?

By Suggesting Good Lenders
In our market today, there really isn’t much difference in rates, but there can be a huge difference in service. We only suggest several of the most competitive banks or mortgage companies - the ones that can get the job done on schedule. In the case of special financing needs (self-employed - zero down payment - VA), we know the lenders that will work hard to get you a mortgage.

By Suggesting Inspections
First of all, we start looking for problem areas as soon as we walk into the home - while you're ooohing and ahhhing about the kitchen cabinets - we’re thinking at the plumbing. We provide a comprehensive list of inspectors for you to choose from. Who would you rather have ? A really thorough inspector or one who didn’t want to be a deal killer ?

By Using Good Negotiating Strategies
Uneducated and poorly counseled buyers make all kinds of offers. Some are willing to offer Full Price without knowing how long the home has been on the market ! Other buyers aren’t willing to pay a fair market value for any home - For them every offer has to be a game of ego and will. In an active market, a new listing in a hot area of town might require an offer above the listing price. A Competitive Market Analysis (CMA) isn’t a tool to be used exclusively by sellers. When you work with a Buyer's Broker this CMA has already been done - it’s called Learning The Market - You'll know what a fair price is.

By Creating Lifetime Clients
Over 60% of our business is currently coming from Personal Referrals - referrals from past sellers and buyers - and even referrals from people who we’ve just helped with honest information. There is no better way that you can help your friends, loved ones, or neighbors than by recommending an experienced full-time Realtor that will give honest answers and work hard with their best interests as the goal.
